काठमाडौं । तपाईं घर किन्न खोज्दै हुनुहुन्छ ? कति मूल्यसम्मको घर किन्ने तयारी गरिरहनुभएको छ ? काठमाडौं उपत्यकामा सामान्य घर भेटियो भने कम्तिमा पनि ढेड/दुई करोड रुपैयाँ भनिहाल्छन् । अलि राम्रै किनौं न त भन्ने हो भने तीन/चार करोड रुपैयाँ नै पर्छ । घर किन्ने ९० प्रतिशतसँग सबै पैसा नगद हुँदैन । बैंकबाट ऋण लिएर बैंकलाई आफ्नो अवस्थाअनुसार ५/१० वा १५ वर्षे किस्ता तिरेर अधिकांसले घर किन्छन् । तपाईं पनि पक्कै बैंकबाट ऋण लिने सोचमा हुनुहुन्छ नै । तर, बैंकहरुले निजी आवासका लागि घर किन्न अधिकतम डेढ करोड रुपैयाँसम्म मात्रै ऋण दिन्छन् । किनभने नेपाल राष्ट्र बैंकले निजी घर किन्न डेढ करोड रुपैयाँसम्म ऋण दिँदा त्यसलाई रियलस्टेट कर्जाको रुपमा नलिने नीतिगत व्यवस्था गरेको छ । बढ्दो महंगीका कारण डेढ करोड रुपैयाँमा काठमाडौंमा बस्न लायक घर नपाइने भएकाले होम लोनको सीमा बढाएर २ करोड रुपैयाँ पुर्याउनु पर्ने बैंकरहरुको माग छ ।

काठमाडौं । कृषि, भूमि व्यवस्था तथा सहकारीमन्त्री चक्रपाणी खनालले जग्गाको हदबन्दी तोकिने बताएका छन् । हदवन्दी भन्दा बढी जग्गा भए जफत गर्ने उनले स्पष्ट पारेका छन् । सम्बन्धि ऐन २०२१ को दफा ७ मा एक परिवारले राख्न पाउने जग्गाको अधिकतम हद तोकिएको मन्त्री खनाललले बताए । सो हदभन्दा बढी जग्गा हुनेहरुको त्यस्तो जग्गा रोक्का राखी सोही ऐन बमोजिम सरकारले प्राप्त गर्ने तथा जफत गर्दै आएको समेत उनले जानकारी गराए । ‘त्यसरी जफत वा प्राप्त गरेको जग्गा भूमिहिनलाई प्राथमिकतामा राखी बिक्री वितरण गर्ने व्यवस्था मिलाइएको छ,’ उनले भने । यस्तै कृषियोग्य जमिनको जथाभावी प्लटिङ गरी घडेरीको रुपमा बिक्री पूर्ण रुपमा अन्त्य गरिने बताएका छन् । उनले मंलबार विनियोजन विधेयक, २०७५ माथि भएको छलफलमा बोल्दै ‘जग्गा कारोवार व्यवस्थित र यसलाई राज्यको कर प्रणालीमा समाहित गर्न यस्तो व्यवस्था

२०२१ सालदेखि जमिनमा लाग्दै आएको मोहियानी हक ०७६ भदौ ४ गतेदेखि नलाग्ने ।

काठमाडौं । अब जमिनमा मोहियानी हक नलाग्ने भएको छ । सरकारले ०७६ भदौ ४ गतेदेखि जग्गाजमिनमा मोहियानी हक लाग्ने व्यवस्था खारेज गर्ने जनाएको छ । कृषि, भूमि व्यवस्था तथा सहकारी मन्त्रालयले सार्वजानिक सूचना नै प्रकाशन गरेर २०७६ भदौ ४ पछि मोहियानी हक नलाग्ने जानकारी गराएको हो । तपाईं कुनैपनि जगगाको मोही हुनुहुन्छ भने भदौ ३ गतेसम्ममा मोहियानी हकदाबी गरिसक्नु पर्ने छ । त्यसपछि तपाईंले मोहियानी दाबी गर्न पाउनुहुन्न । सरकारले मोहियानी हक सम्बन्धी निवेदन लिएर छिनोफानो गरेर जमिनमा कायम रहेको दोहोरो स्वामित्वको अन्त्य गर्न लागेको हो ।

(as per budget speech on 15 jestha, 2075) काठमाडौं । अर्थमन्त्री डा. युवराज खतिवडाले घरजग्गा कारोबारमा थप कडाइ गरेका छन् । कृषियोज्य जमिनलाई घरघडेरी बनाउन प्रतिबन्ध लगाएका खतिवडाले घरजग्गा कारोबारमा लाग्ने करमा पनि कडाइ गरेका छन् । बजेटले १० लाखभन्दा माथिको घरजग्गा करमा लाभकर लिने व्यवस्था गरेको छ । यसअघि ३० लाख रुपैयाँभन्दा माथिको घरजग्गा कारोबारमा मात्रै लाभकर लगाइँदै आएको थियो । घरजग्गा कारोबारीहरुले कर छल्न २९ लाख रुपैयाँमा कारोबार भएको देखाउँथे । अब त्यसो गरेर कर छल्न नपाउने भएका छन् । सरकारी रेटमै पास गर्दा पनि शहरी क्षेत्रमा ४ आना जग्गाको मूल्य पनि १० लाख रुपैयाँभन्दा माथि हुन्छ ।

Came across till the date crossing many ups and down, faced economic recession, challenges and problem in the field. In the mean time Brihat property solution(bps) has invited me to participate this 3 days 11th real estate marketing agent (rema) course which was conducted on 22 to 24 february, 2018 in Kathmandu. Oh ! what speakers from the various related fields from the bps like, sales and marketing, banking home loans and insurance, design and construction real estate law and practice in nepal. The topics were so relevant which I wanted to learn the same.

(posted on 4 february, 2018) काठमाडौं । केही सस्तो पाइने भरमा परेर खोला किनारको जग्गा किन्नु भएको छ ? छ भने त्यो जग्गामा घर बनाउन नपाइन पनि सक्छ । सरकारले खोला किनारमा घर बनाउन नयाँ मापदण्ड तोकेको छ । काठमाडौं उपत्यकाभित्रका विभिन्न खोला र नदीको आधार निश्चित जग्गा छोडेर मात्रै घर बउनाउनु पर्ने नयाँ नियमका कारण तपाइले घर बनाउन किनेको घडेरीमा घर बनाउन नपाइने हुन सक्ने भएको हो । काठमाडौं उपत्यकामा तीब्र शहरीकरणसँगै मानिसहरुले जग्गाको अभावमा खोला किनारमा समेत घर बनाउने गरेका छन् । खोला किनारमा घर बनाउन सरकारले उपत्यकाका खोला अनुसार मापदण्ड तोकेको छ । उपत्यकाका खोला किनारबाट अधिकतम २० मिटरदेखि न्यूनतम ४ मिटर दुरीमा मात्रै घर बनाउन सकिने व्यवस्था सरकारले गरेको छ । घर बनाउँदा खोला, राजकुलो तथा खोल्सी भने छोप्न पाइने छैन ।
